1. Purpose

This policy explains how people may invest in Bathan Brikkho Krishi Prokolpo, what they can expect, and what risks they accept. By paying for a unit you confirm that you have read it.

2. Who can invest

  • Individuals aged 18 or over, and registered organisations, who can legally own land.
  • Every investor must complete the investor form and verify identity with a National ID or passport.
  • We may refuse or cancel an application if information is false or incomplete.

3. Investment models

There are three models: (1) the Multi-Farm Share Project at BDT 2,00,000, which includes 1 decimal of land; (2) the 1 Bigha (33 decimal) Premium Farm Plot at BDT 33,00,000; and (3) the 3 Decimal Fruit Unit at BDT 2,50,000. What each includes is set out on the Invest & Return page and in your agreement. You may hold more than one unit.

4. Land and registration

  • Land in each model is registered in the buyer's name by Saf Kabala (outright sale deed).
  • Your agreement identifies the land you own, including its location and area [plot, khatian and dag details: set yours].
  • Registration costs, stamp duty and mutation (namjari) are handled as follows: [set yours].
  • Timing of registration and handover: [set yours].

5. Profit distribution (Multi-Farm Share)

  • Net profit of the integrated farm is distributed once or twice a year, after the accounts for the period are closed.
  • The share going to shareholders is [X]% of net profit, divided in proportion to shares [set yours].
  • Distributions depend on real results. They are not guaranteed and may be zero in some periods.
  • No fixed or minimum return is promised.

6. Reports and audits

Multi-Farm Shareholders receive an audit report every three to four months. Reporting for the Premium Farm Plot and the Fruit Unit: [set yours]. Accounts are audited by an independent auditor [name and frequency to be set].

7. Payments

Pay only into the project's official bank or mobile accounts shown on your form or website. We are not responsible for money paid to any other account or person. Your investment starts when we confirm that your payment has been received.

8. Documents you receive

  • Digital money receipt.
  • Signed investment agreement.
  • Registered Saf Kabala deed for your land.

9. Using the site and cottages

Owners are welcome to visit the site office and the property. Rules on using the four cottages, including who may stay, for how long and any charge, are: [set yours].

10. Cancellation, resale and transfer

  • Cooling-off: you may cancel within [7] days of payment, before registration, for a full refund [set yours].
  • After registration, the land is yours and you may sell or transfer it as the law allows.
  • If you wish to sell, the company [may / may not] help you find a buyer, and [may / may not] buy back the unit [set yours].
  • Nominee: you name a nominee on your agreement. In case of death, your nominee must provide proof and follow the legal process.

11. Risk disclosure

Farming, livestock and orchards carry real risk, including weather, floods, animal disease, pests, theft, price changes and management error. Land and tree values can rise or fall. You can lose some or all of the value of your investment. Only invest money you can afford to keep invested.

12. Fraud and money laundering

We verify investors and may report suspicious activity to the authorities as the law requires. We never ask you to pay into personal accounts, and no employee or partner may promise guaranteed returns.

13. Complaints

Contact us through the Contact page. We will acknowledge your complaint within [2] working days and reply in full within [15] working days [set yours].

14. Changes to this policy

We may update this policy. Changes will be posted here with a new date. Changes do not reduce the rights set out in agreements already signed.
